It'll probably get worse. Time is the enemy. Everything we built in our era is either falling down or in need of expensive maintenance and the very thought of it has the investors running to get their money out; that's why so many M and S and co etc type shops are empty. Bolton is a shining example...

It'll probably get worse. Time is the enemy. What we try and do I think is genuinely too much for what we have available.
