Just going off the term " ... in breach of our tenancy agreement ... ". Maybe she thought that meant "unless you fancy ignoring this clause and want to go & bring a cat into the house as then that'll be just fine coz I only put the clause in for fun.". It'd be an understandable error I guess.

Tenancy contract law can be such a complicated beggar.

Yeah. You can't just keep deposits because someone has a cat.

As BB says though, bad time for her to do it :lol:. Not about having a cat or not, it's about being able to trust the person living in your house to do what they said.

I hate cats. With a passion. I made it perfectly clear that I was ok with a small dog, but cats were not allowed. At all. Never. No exceptions. Flea ridden stinking things.

I'm happy to allow for the fact that her small dog is in fact, a mahoosive mastiff cross.

In response to my phone message she rang to say she was "Looking after it for a friend" and it would be gone tomorrow. Good. Or she will by April 6th.

Last tenant made a hell of a mess and the deposit nowhere near covered it. This one seems ok apart from the cat, although you can never tell until they've left. Would prefer to keep her in the place, if only to avoid losing a months rent while I advertise etc.

Up to her now, she knows the score.

Bloody facebook. Ages ago a friend had posted some mildly political point on FB that after a bit of discourse prompted a mate of his to refer to black people as monkeys and generally denigrate all immigrants, asylum seekers, refugees etc

Normally I'd just ignore the pri*k but it wasn't just one comment, and when challenged by me & others he just used more racially offensive comments.

I decided to use that report abuse function they have on there. Several weeks later they've e-mailed today to say their report on the incident is ready - I clicked on a link to read "We found that these comments were not a violation of our policy"

Unbefeckinbelievable :crazy:

I Have leased andI plan to lease out soon as well know the risks ... and I'm shocked that you think I would stiff someone unreasonably. Truly.

But I'd want any damage done assessed and mended appropriately and then her out .... I wouldn't believe the "it'll be gone tomorrow" story for a second. She's already lied over the scale of the dog she admitted to.

Get her onto the pavement.

Meh, it'd make me wary, but not sure I could be bothered with the fuss and losing the cash monies of having the place empty if she'd been an otherwise model tenant.

Even if I hated cats as much as BB (the miserable tw*t) then unless there's any expensive wooden furniture in there I'd probably risk it. Couple of rounds of flea treatment and a professional clean is surely a lesser evil than empty flat/ potential new tenants who trash the place/ don't pay rent.
