maybe they've been watching too much Location, Location, Location - where it seems to be accepted that it is perfectly fine to try to knock 10% of the advertised price off - and then baulk if the seller refuses because you they are already £20,000 over budget because they assumed the seller would haved to knock 10% off...

friend of mine is selling at the moment - the most recent prospective buyers had a survey which found a tiny patch of damp in the loft caused by one loose tile (which has now been replaced) - and on the strength of that, wanted £20,000 knocked off the price. he told them to shove their offer up their arses...

Seems to be a buyers market at the moment - couple of people I know trying to unload are being told they need to drop at least 20% to get a sniff in.

Not in the current market. The real ITK people reckon us oop north could see beyond 20% knocked off the price of our houses (that is further than now).

Still, tell 'em to stick it unless you're happy with what they offer, theres always someone who'll pay more.

i wasn't suggesting anyone should offer the asking price - BUT - don't budget for an automatic 20% reduction - and then (if the seller refuses to go all the way to the knocl-down price you want) pull out because the house was always beyond your means.

I know what you mean Bish. Thing is the buggers watch that program you mentioned when often they're buying at the higher end of the market where 20% off is at times possible.

Its not usually possible on a 2 bed semi though and folk think it is!

Oh and W4E there are exceptions of course as I'm sure you're of sound mind, not sure about right minded though! :mrgreen: But its unusual I'd suggest to do that especially at the minute as LK says. Risky time to buy at the minute, though as with any "risky period" there is as much to gain as lose.

Early doors, chap. I've accepted their offer and that's about it. I've just informed the estate agents not to publicise that it's under offer.

I have, however, received a whole bunch of blurb from the solicitors about a half an inch thick that they expect me to fill in. Sure, will I be leaving the curtains and carpets is one thing, but who's my internet provider? :whack:

Out of interest who are the buyers solicitors? I've dealt with a few and SOME of them are nightmares. So much so that I won't sell to anyone who uses them as their solicitors.

Given the way you phrased it, I think TD means be careful about naming a Solicitors who you wouldn't deal with as it could be construed as a defamation of character. I'm not a legal expert, but they are.

However, I don't personally think its any different to say someone saying "the pies at the Reebok are terrible".

If I say I've dealt with "X" and their service was in my opinion terrible, they'd struggle to sue me for that.

I think all solicitors are fookin' crooks. Every one 'em will try to bleed you for every last penny they can when representing you. Just my personal opinion an' all.
