Just going off the term " ... in breach of our tenancy agreement ... ". Maybe she thought that meant "unless you fancy ignoring this clause and want to go & bring a cat into the house as then that'll be just fine coz I only put the clause in for fun.". Yeah. You can't just keep deposits because someone has a cat.
As BB says though, bad time for her to do it

I hate cats. With a passion. I made it perfectly clear that I was ok with a small dog, but cats were not allowed. At all. Never. No exceptions. Flea ridden stinking things.
I'm happy to allow for the fact that her small dog is in fact, a mahoosive mastiff cross.
In response to my phone message she rang to say she was "Looking after it for a friend" and it would be gone tomorrow. Good. Or she will by April 6th.

And yes it might have caused damage which needs money from the deposit to fix, but only enough to cover costs. When you said "should be good for keeping the security deposit too", I didn't quite read that as saying "Yay, you'll be able to recover the costs for any annoying work you have to have done to clear up after the f*cker", but more, 'Yay you can stiff her for her deposit and come out up on this". I could have been wrong though! Not that I'm a cynic

Last tenant made a hell of a mess and the deposit nowhere near covered it. This one seems ok apart from the cat, although you can never tell until they've left. Would prefer to keep her in the place, if only to avoid losing a months rent while I advertise etc.

Bloody facebook. Ages ago a friend had posted some mildly political point on FB that after a bit of discourse prompted a mate of his to refer to black people as monkeys and generally denigrate all immigrants, asylum seekers, refugees etc

Meh, it'd make me wary, but not sure I could be bothered with the fuss and losing the cash monies of having the place empty if she'd been an otherwise model tenant.
Even if I hated cats as much as BB (the miserable tw*t) then unless there's any expensive wooden furniture in there I'd probably risk it. Couple of rounds of flea treatment and a professional clean is surely a lesser evil than empty flat/ potential new tenants who trash the place/ don't pay rent.
