I don't know the Euxton area, but I'm told 50 million is very optimistic as there's plenty land up there?
Anyway, I'm certainly reassured by what has come out recently and I'll leave worrying about what might happen 'if he does that' and 'if he does the other' to folk who I wouldn't trust to look after any cash I might have set aside

I was born and raised in Euxton, although I moved away a long time ago. (For those of you that don't know), the Euxton training ground was the old R.O.F. Sports and Social club's grounds. The R.O.F. shut down years ago, leaving about 400 acres of land available for development. Lots of this 'brown field' development land has already been sold and utilised. I really, really struggle to believe that the land that the training's ground's occupying is worth £50 million. Of course there'll undoubtedly be planning restrictions of some sort for the old R.O.F.
I really can't see the training ground being worth £50 million.

^ When I was younger we used to look forward to playing ROF away. Absolutely superb pitches then, obviously even better now, but I fail to see what marks them out as such valuable building land. When I was looking to move house a few years ago I was inundated from developers on that Buckfast Village who seemed to all have huge over-supply problems. Is that still the case or might they actually be looking for more land?

Beginning to sound like the wildly optimistic valuation of Burnden.
How much space does it cover, and realistically how many houses could you build on it? That'll answer how much its worth more effectively.

It's all about availability and I'm told there's plenty, but I honestly don't know
What is clear is that many assets on the balance sheet have been greatly downgraded for this year - hence accounting for some of the losses - so I'd be surprised if the land was deliberately over valued and surely the auditors would require 'real' valuations
As for the comparison with Burnden, I suppose it depends on whether 2Jags gets involved

These are the co-ordinates for the training ground 53.671004,-2.652898 . Copy these into google maps and have a look at the satellite view. Is there anything that would garner more money than housing though? Given that its not a city centre location, I'm not sure who or what would be interested? New large shopping development?
